MISSION STATEMENT:
                          To conduct public hearings and make final determinations on  approval, conditional approval or denial of all applications for conditional  uses, except for planned developments, variances, and appeals. Make final  determinations on approval or denial
relating to properties with noncomformities as provided in  the nonconformities section of the village ordinances. Determine the exact  location of any zoning district boundary line should there be uncertainty as to  the exact location involved. File an Annual Report with the Village Council and  Village Mayor setting forth its transactions and recommendations. 
                            
                            VALUE STATEMENT: 
                          
                          Adopt bylaws and other procedural rules consistent with  Village ordinances and state statues. Recommend to the Village Counciel the  employment fo such professional zoning, legal, engineering of administrative  staff or consultingassistance as is necessary to fulfill its responsibilities.  Carry out any other funciton that may be conferred upon it by any other Village  ordinance or state statute and discharge any other duties referred or assigned  to it by Village Council.
                          
                          
                          The Board of Zoning Appeals will convene on an as needed basis in the Village Municipal Building 3492 First Avenue, Urbancrest, Ohio.
